Leasing - Heartland Partners has over 12 years of landlord representation experience during which time we have negotiated in excess of 100 lease transactions with combined contractual rent obligations in excess of $60 million.  What distinguishes Heartland Partners leasing success is our adept understanding of construction and the integration of the tenant improvements with the building as a whole.  This allows us to confidently assume the risks and unknowns associated with the lease tenant improvement costs, often times the most difficult and time consuming business term for a tenant to understand when analyzing their overall leasehold expense.  Our construction expertise allows us to quote the tenant improvements "turnkey" by the landlord, allowing the tenant to eliminate this unknown expense from their analysis, often times expediting the lease negotiation process.

Property Management - As with leasing, Heartland Partners approaches property management from an owner's perspective.  With experience in managing nearly 2 million square feet of office properties, we understand the importance of preventive maintenance, effectively hiring and managing building service providers, monitoring and controlling operating expenses, and identifying and implementing necessary capital enhancements.  Our construction expertise allows us to quickly assess the best course of action when it comes to building maintenance, major repairs, and capital enhancement projects.  Our creative problem solving abilities range from analysis to implementation of practical solutions that add value for our clients.
